Can I still get a Portugal Golden Visa through real estate?

No. The Mais Habitação law (October 2023) removed all real-estate-based Golden Visa routes. Investment funds (€500k minimum, non-real-estate), cultural donations (€250k), scientific research (€500k), and job creation routes remain.

What's the difference between D7 and D8?

The D7 is for passive income (pensions, dividends, rentals) — about €870/month minimum. The D8 is for active remote work for non-Portuguese employers or clients — about €3,480/month minimum (4× the Portuguese minimum wage).

What replaced NHR?

The Incentivised Tax Regime for Scientific Research and Innovation (IFICI), informally 'NHR 2.0'. It offers a 20% flat IRS rate for 10 years but is much narrower — eligibility is mostly limited to qualifying researchers, startup founders, and certain highly-skilled roles.

How long until I can apply for Portuguese citizenship?

Five years of legal residency — one of the shortest paths in the EU. Language test (A2 Portuguese) and clean criminal record required.

How bad is the AIMA backlog?

Severe. AIMA (which replaced SEF in 2023) has a multi-year backlog of pending residency files, especially for Golden Visa applicants. Build extra time into your plan and expect appointment scarcity.

Do I need to learn Portuguese?

Not to live there — Lisbon and Porto are very English-friendly. But you'll need basic A2 Portuguese for citizenship after 5 years.
